If you’re curious about building a custom home, here are some answers to questions we’re often asked about the process.
How much does it cost to build a custom home on the Central Coast?
Body The cost of a custom home build with W Residential on the Central Coast can vary significantly according to the standard of finishes you’re wanting in your home, and other costs including ground works (for example excavation on a steep block). To give you a starting point, our custom home build cost on average is approximately $2,000-$2,500 per square metre. A spacious four bedroom, two living area home is typically around 350 square metres in size. In addition, you’ll need to budget for the design of your home which can vary from $10,000 upwards. Demolition costs, if you’re knocking down an existing house, are typically around $20,000. We can give you more accurate indications of cost upon discussing your ideas for your new custom home.
How long does construction of a custom home take?
Body The construction of a custom home usually takes around 10 months, depending on the complexity of the build. We usually recommend to expect 12 months to allow for demolition, moving out and back in, and cheeky Central Coast weather interruptions during construction.
What’s the difference between a custom home and a project home?
Body A lot! A project home is a pre-designed home (typically the companies you find in the display villages). These homes can be customised, which means making some adjustments here and there at a cost. Don’t confuse this with a custom home, though. A fully custom home is literally designed from a blank page, with every room and surface specifically chosen to suit your family and the characteristics of your block of land.
Can I get my custom home designed and then look for a builder?
Body Yes you can but we highly recommend engaging a builder to consult in the design process so you can be sure that the design can be built to your budget. We work closely with a range of professional designers on the Central Coast and we’re happy to assist in finding the right person for you.

We thoroughly recommend W Residential. Communication has been great throughout the project, but more importantly than that, the trust has been there. The whole team have been really easy to work with. We were welcomed on-site whenever we turned up and they were always considerate of our neighbours. And they're funny crew too which is an added bonus! Ultimately, though, it all comes down to the quality of the build ... and on that, we can’t pick a fault. Well done guys, we love your work!
